Home Information Packs
During May 2010 the new coalition government scrapped Home Information Packs (HIPs) with immeadiate effect.
Previously the HIPs pack was provided by a Seller, selling a property and would contain a number of legal documents, together with other documents about the property being sold. These included documents that gave details about who owned the property and a plan that showed the boundary between the Seller's home and the neighbouring properties.
From now on, the only thing now required to enable a Seller to market their property, will be an Energy Performance Certificate (EPC, see below).
The Law Society's property spokesman, said "HIPs have been a disaster. They introduced cost with no benefit". This, of course, has now been rectified.
Energy Performance Certificates (EPCs)
If you are wishing to market your property for sale, you will still need an Energy Performance Certificate. This used to be included in the HIP but is now the only document you need to obtain to allow you to market your property. We can provide an EPC. If you would like to purchase an EPC we can often supply them cheaper than your estate agent, please telephone us using the telephone number above for a personal quote. This doucment tells you how energy efficient your property is and how energy efficient it could be if improvements were made.
If you are thinking of renting out your house, you will also need to have an Energy Performance Certificate.
